How It Shows Up
The door feels heavier than it used to
Or it won't lift past a foot before the opener strains and stalls. Sometimes you hear a bang from the garage - that's the spring itself letting go, usually when nobody's home. A door with a broken torsion spring will not stay up on its own; if you lift it by hand and it drops back down, the spring is done, not the opener.
Across this part of the valley
From on the south side out toward Taylorsville and Midvale - most of the housing went up between 1969 and 2012, with the heaviest run of construction in the 1980s and 90s. That means a huge share of garage doors in the area are carrying original or first-replacement torsion springs that are now decades into their service life. One spring going is common on these doors. Both going within a season of each other, on a double door that's been cycled the same amount on both sides, is common too.
If the opener grinds, reverses, or won't close at all, that's a separate symptom worth mentioning when you call
Since it changes what the tech brings on the truck.
How to Book
Call and describe what you're seeing - whether the door won't lift, dropped on its own, or you heard the bang. That tells us whether we're bringing torsion spring stock sized for a single or double door, or whether we need to look at the opener and track too before we quote anything.
We don't give a price or a window over the phone without knowing the door width, spring type, and cable condition, because a single-spring 8-foot door and a double-spring 16-foot door are two different jobs with two different parts lists. What we can tell you up front is that this is a same-visit repair in the large majority of cases - torsion springs are not a special-order part for standard residential sizes.
If you're not sure whether what you have is a torsion spring (wound tight, mounted on a bar above the door) or an extension spring (stretched out, running along the horizontal track), a photo sent ahead of the visit saves time once the truck is on site. Start here: /
The DIY Question
A torsion spring is wound under enough tension to break a finger or worse if the winding bars slip, and the tools for the job - winding bars sized to your spring's wire gauge, vise grips, a ladder rated for the reach - are not the same as a general toolbox. We won't talk a homeowner through winding or unwinding one over the phone, and we're not going to pretend that's a reasonable weekend project.
What you can safely check yourself: whether the door is a single spring or two, whether the spring is visibly separated (a clean gap in the coil is the giveaway), and whether the cables on either side of the door are still taut. None of that requires touching the spring itself.
The honest limit here is that we replace the spring, not the whole system, unless the drums, bearings, or cables are also shot - which happens on doors that have been running on a weak spring for a while and putting extra load on everything else. If that's the case, we'll say so before we start, not after.
Why It Happens Here
West Jordan sits in a climate band the federal data classifies as cold-severe
And torsion springs are steel under constant tension sitting in an unheated garage through winter. Cold metal is more brittle, and repeated freeze-thaw cycling through the service area's winters accelerates fatigue in springs that are already years into their rated cycle count.
Pair that with the housing stock
Built mostly between 1969 and 2012, concentrated in the 1980s and 90s across the 27 named areas from South Jordan out to Lehi and the far side of Eagle Mountain near 20 miles - and you get a large number of doors in the same age bracket failing in the same few winters. It's not a coincidence when we get several spring calls from the same stretch of neighborhood in the same cold week; it's the same batch of hardware reaching the end of its life at the same time.
- 20 miles
Higher household incomes in this area (median household income runs $115,335 across the service area) also mean more two-car households running heavier insulated doors
Which cycle springs harder than a lightweight single-panel door would.
